HOME BUYERS CHECKLIST:

INSIDE THE PROPERTY

Does it have double-glazing?

Are there any signs of damp?
Look out for dark marks on the walls and feel the walls for moisture.

Are there signs of subsidence?
Including cracks on the walls, plasterwork and doors that are sticking or not hanging correctly.

Can you hear the neighbours?

Have the owners recently redecorated?
If so, be wary of new wallpaper or paint. It could be hiding damp patches or cracks.

Are the window frames in good condition?
Window frames with cracking paint can indicate damp. If you can easily press your finger into the wood - it's rotten.

Are carpets or appliances included in the price?

Is there central heating?
If it's a gas central heating system check when the boiler was last checked and find out how old it is.

OUTSIDE THE PROPETY

Are there good transport links nearby? Is it on a busy main road?
It might be wise to visit the property more than once, at different times of day, to check if the levels of noise and traffic vary, especially at rush hour or during the school run?

Are there shops within walking distance?

Are the neighbouring houses in a good state of repair?
If not, they could bring down the value of your property.

Are there signs of subsidence?
Cracked walls a bent chimney stack or an uneven roof or are all signs a property has suffered from subsidence.

Is there parking in the area?
You may have to buy a parking permit so find out how much this will cost.

Are there any roof tiles missing?
If so, look out for any signs of damp inside the property.

Are there any trees close to the property?
If there are then the roots could undermine the property's foundations.
